MAPIC

MAPIC returns to Cannes on 3–4 November 2026, bringing together retailers, brands, property owners, developers, investors, cities, leisure operators and other professionals from across the international retail real estate industry.

Held at the Palais des Festivals et des Congrès in Cannes, MAPIC is positioned as an international retail leasing hub, providing a focused environment for businesses looking to secure new locations, develop retail destinations, expand store networks and establish partnerships across global markets.

Visitors at Mapic in Cannes

MAPIC 2026

The 2026 edition is expected to attract around 4,000 participants from 75 countries, including approximately 1,800 retailers and 200 exhibiting companies.

International Retail Property and Leasing

Retail leasing and international expansion remain at the centre of MAPIC, with retailers and brands able to meet shopping centre owners, property developers, investors, asset managers, cities and agents representing retail locations across Europe and international markets.

For businesses planning new stores or entering new territories, MAPIC provides an opportunity to discuss available locations, future developments, redevelopment projects and wider expansion strategies directly with property decision-makers.

Visitors can also follow the latest retail property news on 365 Retail, covering developments including new stores, shopping centres, retail parks, regeneration schemes and major property investment across the sector.

The event is relevant to businesses operating across shopping centres, high streets, retail parks, mixed-use developments, outlet destinations, travel retail and urban regeneration projects, alongside retailers and brands seeking locations within them.

High Streets and Retail Parks at MAPIC 2026

MAPIC 2026 will place an increased emphasis on the opportunities available across established retail locations, with new initiatives dedicated to both high streets and retail parks.

As 365 Retail reported in its MAPIC 2026 preview, a new High Street Zone will be positioned at the centre of the exhibition, connecting city representatives, specialist retail property agents and brands looking for new locations.

The dedicated area will include presentations highlighting opportunities and available sites across selected European cities and capitals, alongside networking facilities designed to support meetings between retailers, agents and city representatives.

A new Retail Park Summit will also bring together investors, property professionals and brands active within the retail park sector, reflecting continued investment and retailer interest in this part of the market.

Further developments across these sectors can be found within 365 Retail’s Shopping Centres and Retail Parks coverage.

Retailers and Brands Looking for International Expansion

MAPIC places a strong emphasis on connecting expanding retail brands with property owners and developers that can provide suitable locations.

The organisers expect around 1,800 retailer representatives from around the world to participate in 2026, with international brands from Europe, Asia and the Americas among those being highlighted through meetings, presentations and dedicated pitching sessions.

The MAPIC Retailer Programme provides additional networking opportunities for brands looking to expand internationally, connecting retail decision-makers with landlords, developers and other property professionals.

MAPIC’s pitching programme also gives selected retailers and concepts an opportunity to present their businesses and expansion ambitions to potential property and investment partners.

The show’s focus extends across sectors including fashion, beauty, food and beverage, leisure, sports, luxury, lifestyle, home, entertainment and other consumer-facing retail concepts.

Leisure, Entertainment and Mixed-Use Destinations

Leisure and entertainment continue to play an important role at MAPIC as shopping centres, retail parks and mixed-use developments broaden their offer beyond traditional retail.

LeisurUp by MAPIC connects leisure operators, designers and other entertainment businesses with landlords, investors and developers looking to introduce location-based attractions into retail and lifestyle destinations.

The area provides leisure operators with an opportunity to identify potential sites for expansion, while property businesses can discover concepts capable of increasing dwell time, broadening their customer base and adding new reasons to visit a destination.

This reflects a wider shift within retail property towards a more varied mix of retail, restaurants, leisure, entertainment, services and experiences within shopping destinations.

MAPIC Innovation Forum

Technology and innovation also form part of the event through the MAPIC Innovation Forum.

The specialist area brings together technology companies and innovative businesses developing solutions designed to improve the performance, management and customer experience of retail stores and destinations.

Solutions can span areas including customer analytics, digital engagement, loyalty, data, artificial intelligence, mobility, sustainability, property management and technologies designed to improve the operation and attractiveness of retail environments.

MAPIC Conference and Networking Programme

Alongside the exhibition and business meetings, MAPIC 2026 will feature a programme of conferences, presentations and industry events examining developments affecting retail property and international expansion.

Subjects include the changing role of retail property assets, consumer experience, mixed-use development, sustainability, technology and the strategies being used to attract retailers and consumers to physical destinations.

Networking remains a major part of MAPIC’s format, with dedicated meeting areas, private networking events and the show’s DealMaker platform intended to help participants arrange meetings with relevant retailers and property businesses.

The organisers expect around 10,000 meetings to take place through the wider retailer and property networking programme during the event.

MAPIC Awards 2026

The MAPIC Awards 2026 will once again recognise projects, businesses and people helping to shape the international retail property industry.

The awards cover areas including retail concepts, property development, refurbishment, urban regeneration and the brands and destinations influencing the evolution of physical retail.

The MAPIC Awards Ceremony will take place on 3 November 2026 at the Palais des Festivals, followed by the MAPIC Welcome Party at the Majestic Hotel.

Previous winners and developments from the event have been covered extensively by 365 Retail, including the MAPIC Awards 2025, which marked the event’s 30th edition.

MAPIC’s International Retail Community

MAPIC attracts professionals involved at different stages of retail development and expansion, creating opportunities for discussions between brands looking for space and businesses responsible for creating, owning and managing retail destinations.

Attendees include retailers, landlords, shopping centre operators, retail park owners, developers, investors, asset managers, property agents, cities, architects, leisure operators, food and beverage brands, consultants and technology providers.

The international nature of the event means visitors can explore opportunities across both established and developing retail markets while meeting businesses responsible for major shopping destinations and development projects.

Following the introduction of a more focused two-day format in 2025, MAPIC will continue with the same structure for 2026. 365 Retail’s review of MAPIC 2025 examined the revised format and its increased emphasis on retail leasing, international expansion and targeted business meetings.

Who Should Attend MAPIC 2026?

MAPIC is particularly relevant to professionals responsible for retail expansion, property, leasing, store development, asset management, investment, shopping centre management, retail parks, international development and location strategy.

For retailers and brands, the event provides an opportunity to identify potential locations and meet the people responsible for major retail destinations. For landlords and developers, it provides direct access to brands looking to expand their physical store networks.

The event is also relevant to businesses working across leisure, hospitality and food and beverage as retail destinations increasingly combine shopping with dining, entertainment and other customer experiences.
