The Portman Estate and Derwent London have unveiled plans for Loxton Walk, a new retail and leisure destination set to open in Marylebone in 2025. The development will introduce 28,500 sq ft of retail space across 17 ground-floor units, creating a vibrant new destination at the heart of the West End.
Loxton Walk will be easily accessible via four new avenues from George Street, Blandford Street, Gloucester Place, and Baker Street. The design features a central open-air courtyard, providing public space for residents, workers, and visitors. The destination offers a variety of adaptable spaces, from small kiosk units to flagship restaurant spaces, with units ranging from 300 sq ft to 5,800 sq ft. Brands will also have the option to combine units for larger retail spaces.
Designed to attract a mix of retail and hospitality businesses, Loxton Walk will feature everything from independent coffee shops to full-service restaurants, along with wellness and lifestyle retailers. The outdoor courtyard and seating areas will also provide opportunities for activations and events, reflecting The Portman Estate‘s commitment to placemaking and public realm development.
Loxton Walk will complement Marylebone’s evolving retail and cultural landscape, which already includes destinations like Chiltern Street and Marble Arch. Most recently, the area celebrated the opening of Moco London, the largest European location of the Moco Museum, further cementing Marylebone as a hub for international and independent brands.

In addition to the retail spaces, Loxton Walk is part of a larger mixed-use development that includes 206,000 sq ft of office space on Baker Street and 12,000 sq ft of workspace at 30 Gloucester Place. Sustainability is central to the project, with Loxton Walk aiming to achieve BREEAM ‘Excellent’ certification, WiredScore Platinum, and an EPC ‘A’ rating. The development also features 48 cycle racks to encourage sustainable travel.
