Fosse Park in Leicestershire, a leading retail and dining destination overseen by The Crown Estate, is set to witness a significant expansion of its M&S store. This development follows a period of continued success for the retailer at this location, with plans to increase the store size by 11,500 sq ft, bringing it to a total of over 100,000 sq ft.

The expansion will transform the store into a brand-defining location for M&S in the East Midlands, featuring an enlarged product selection that includes food, clothing, homeware, and beauty favourites. The expansion will utilise the adjacent vacant unit, allowing for a broader range of M&S’s well-loved products.

Fosse Park has seen numerous expansions and renovations in recent years, aimed at enhancing the shopping experience and accommodating its growing popularity — with 2023 recording a remarkable footfall of 13.5 million visitors. This ongoing development underscores Fosse Park’s status as one of the UK’s premier regional shopping destinations, renowned for its diverse mix of retail brands, fashion outlets, and dining options.

Nicole Campbell, Senior Asset Manager at The Crown Estate, highlighted the significance of this expansion: “The M&S Fosse Park expansion signifies both the brand’s resonance with our shoppers and highlights Fosse Park’s position as one of the nation’s most successful shopping destinations. Located conveniently close to the M1, we are seeing visitors come from further afield, with footfall growing year on year. The expanded M&S and new brands will only increase the appeal of Fosse Park. The M&S decision to invest in Fosse Park through this expansion speaks to the strength of the destination.”

Andy Frith, Store Manager at Fosse Park, expressed excitement about the developments: “We want to deliver a brilliant shopping experience for our customers and the very best of M&S. This investment – M&S’ biggest single renewal investment to date – will mean we can create a brand defining store here in Leicestershire. The store team and I are incredibly excited about the transformation and we can’t wait to show customers the new Womenswear department this week and all the changes we have planned between now and Autumn!”

The expansion work is already underway and is expected to be completed by Autumn. The store will remain open throughout the renovation, with various departments being transformed gradually.

Property consultancies JLL and Savills represented The Crown Estate and M&S respectively in this initiative.
