South Kensington Estates has signed a long-term deal with Italian design brand Baxter for a flagship store in London’s Brompton Estate, part of the renowned Brompton Design District. The handcrafted furniture brand will occupy a 3,313 sq ft space at 232-236 Brompton Road, under a 20-year lease agreement.

This new flagship store will serve as a design gallery, providing a spacious and immersive environment for visitors to explore Baxter’s unique collection of luxury furniture. The store’s layout will highlight the brand’s design philosophy, offering customers an opportunity to engage with the style, craftsmanship, and materiality that define Baxter’s aesthetic.

The store will be a showcase of creative exploration, blending design and materials to produce harmonious, stylistic, and chromatic combinations. The flagship aims to embody Baxter’s commitment to continuous creative research and innovation in the luxury furniture market.

Paolo Bestetti, CEO of Baxter, expressed his enthusiasm for the brand’s expansion into London: “It is with great pride that Baxter announces the upcoming opening of its new flagship store in London, an international hub for design, architecture, and real estate development. We have chosen this location, which is rapidly becoming a focal point in the city for the celebration of design and, above all, Made-in-Italy luxury, which we are proud to represent. Additionally, the building is renowned for its fascinating architecture and a perfect reinterpretation of a historical structure, which itself has a captivating story to tell. These important values align perfectly with Baxter’s ethos.”

Richard Blake, Property Director at South Kensington Estates, added: “We are excited to welcome Baxter to Brompton as the latest signing, showcasing South Kensington Estates’ ongoing commitment to championing design innovation. Baxter’s addition strengthens our portfolio of leading Italian design showrooms, further enhancing Brompton’s status as a premier destination for design enthusiasts. As we continue to evolve and grow our design offerings, we attract both flagship stores and smaller concept boutiques. We are dedicated to fostering a vibrant and dynamic area that supports the success of our partners, and we look forward to welcoming more exceptional brands to our community.”

Baxter was advised on the deal by Kofman + Partners, with assistance from Angie Lucenko and Sofia Schnell, while Orme Properties advised South Kensington Estates.
