Central Pattana has revealed plans for a new large-scale retail development titled The Central – The Flagship of the Future. Positioned as “The Landmark of Northern Bangkok,” the THB 21 billion project (approximately USD 575 million) is designed to become the flagship location for global brands and a new benchmark for retail innovation in Thailand.

Due for completion in Q4 2026, the 457,409 sq m development will be located between Vibhavadi Rangsit Road and Phahon Yothin Road. The site will include a 6,700 sq m Convention Hall capable of hosting international concerts and large-scale events. The total site spans 49 rai, or approximately 19.4 acres, in what is becoming one of Bangkok’s fastest growing commercial districts.

The Central will serve as the anchor development for the city’s northern CBD, benefitting from connections to BTS, MRT and Don Mueang International Airport. Data from Central Pattana suggests that the local catchment of 2.5 million residents has 2.3 times the purchasing power of the Bangkok average, with visitor frequency more than twice the norm and sales per GLA 45% higher than other malls in the city.

“Our success with centralwOrld, one of Asia’s largest lifestyle landmarks and a global retail flagship where many world-renowned brands made their first debut in Thailand, reaffirms our vision and capability. With The Central, we are extending that flagship legacy to Bangkok’s northern district, defining the next chapter of urban evolution that blends commerce, creativity, and community into one global experience. The Central will drive the next era of retail and cultural evolution, positioning Bangkok among the world’s most dynamic and liveable global cities,” said Mr. Chanavat Uahwatanasakul, President, Retail and Development.

Designed under the concept of “Flagship-Reimagined Destination,” the development will incorporate world-class architecture and a premium interior design programme. It is being tailored specifically for flagship stores, aiming to support global retailers looking for a high-impact presence in Southeast Asia.

Ms. Juthatham Chirathivat, Head of Business Development, added: “The Central is designed as more than a shopping centre — it’s a curated community for the new generation. Every element blends global design excellence with Thai warmth, creating a destination where multi-generational living, flagship retail, and sustainable innovation come together to shape the future of Bangkok.”

The surrounding Phaholyothin corridor already features premium residences, Grade A office buildings, leading universities and lifestyle hubs. As part of its wider masterplan, Central Pattana aims to connect The Central with this broader ecosystem, contributing to the area’s development as a thriving mixed-use district and a long-term driver of urban growth.
