Railpen, the investment manager of the £34bn Railways Pension Scheme, has announced the opening of a new Starbucks coffeehouse at Cambridge Retail Park. This marks the first phase of a wider regeneration initiative for the destination.

Located at the entrance to the park on Newmarket Road, the refurbished store spans 2,000 square feet and incorporates a newly designed café garden. This outdoor space includes a children’s play area and a pedestrianised route from Newmarket Road, intended to provide easier access for local residents.

The development also includes landscaping and a green roof, contributing to a biodiversity gain of over 10% at the site. The coffeehouse will be open seven days a week and aims to offer a relaxing environment for customers within a sustainable setting.

In addition, we have focused on creating a unique, appealing environment that will appeal to all visitors, whether shoppers or local residents.”

This opening follows the approval of Railpen’s plans for a six-storey, 112,000 square foot Grade A office building at 230 Newmarket Road, adjacent to the retail park. Designed by Leonard Design Architects, the office development aims for a BREEAM ‘Outstanding’ rating and a 20% biodiversity net gain.

Elsewhere in the area, Railpen is progressing with two other major projects: Mill Yard, a 180,000 square foot mixed-use campus, and Botanic Place, a 330,000 square foot headquarters development. Both are situated within walking distance of Cambridge station.
