The proposed extension would add new retail and leisure space at Glasgow Fort, including an expanded Marks & Spencer store and activity-led leisure offer.
British Land has submitted a planning application for a 60,000 sq ft expansion of Glasgow Fort, in what it describes as one of the UK’s first major retail and leisure development investments since 2020.
If approved, the proposed extension would include an expansion of more than 32,000 sq ft to the existing Marks & Spencer store, creating the retailer’s largest store in Scotland and a flagship location. The enlarged Marks & Spencer store would provide customers with a broader shopping offer and an extended range of products.
The plans would also introduce an enhanced leisure offer at Glasgow Fort, including bowling, arcades and a range of other attractions, with the aim of broadening the experience for visitors.
The planning application follows two public consultations held last year. British Land said the proposals respond to growing visitor demand, build on a period of strong performance at the centre and reflect increasing confidence in the sector.
In 2025, Glasgow Fort recorded its highest-ever visitor numbers, with footfall increasing by 8% in the last 12 months. The growth has been driven by sustained demand across fashion, health and beauty, and food and beverage. Recent changes to the retail line-up include an expanded River Island and the addition of Victoria’s Secret.
